Over the last two decades, I have witnessed a number of ways to find a the best realty professional for an individual’s particular situation being offered over the internet.
The problem is that none of these systems are much more than a claim and a request that you give the company in question a try!
Here’s are a few of the most prevalent offerings:
- Ten questions your should ask before hiring a “insert your identifier” (Realtor, realty professional, real estate agent, top producer, real estate broker, realty team, listing agent, buyer agent, etc)
- Pick our agents because they are “PICK THE THE QUALITY BEING PROMOTED”!
- Make sure you pick a top producer at “ABC”.com
- List your home for one flat fee.
- Get a buyer agent specialist to work for you and make sure your best interests are protected…
- Get discounted rates from proven professionals.
So what are we to do? All of these suggestions have some merit, but there is little in the way of recourse for you if you are not satisfied. In addition, let’s take a look at the flip side of these pitches to see if the consumer is as well served as it might seem at first glance.
- Ten questions – Wait, so we are going to ask the 10 questions we are told to ask by one of the entities competing for our business. If you were in their position, wouldn’t you pick questions that would make you and your team shine? Of course, anyone would! So, you may get some good information using this system, but it doesn’t ensure that you will have a positive experience.
- The same issue is raised when we follow the advice of an advertiser who tells us to hire ONLY – Top producers, brokers, accredited buyer agents, certified residential specialists, agents with “X” number of years in the business, or agents with a certain percentage of the business in a specific geography. While these things may all be valuable, they are often not the most important considerations in getting the right agent for you.
- Just because an agent or broker has signed to represent you, does not mean that they are necessarily the best option for representing your interests – They may simply be; incompetent, disinterested, distracted, complacent, inexperienced, or simply under-educated for the task of representing you in your transaction.
- Flat fees and discounts are good, but only if the level of service you receive is not diminished as a result – How will you know until after you are already signed with an agent or broker?
By now, you should be asking the question – Why did he even write this post? Doesn’t he realize that this is daunting enough, without the extra stress?
